Do you accept Section 8 or other vouchers?
Absolutely! We welcome housing vouchers and work with various assistance programs. The number of bedrooms on your voucher must match the number of bedrooms in the rental. Just be sure to mention your voucher in the showing request form and have your moving papers (RFTA) ready when you apply.
What are your rental requirements?
To qualify for one of our rentals, you'll need:
Household income of at least 3x the monthly rent (or housing voucher)
At least 90 days at current job with 2 years of continuous employment history
Minimum credit score of 620 with positive credit history
Credit and background check must be performed by us
No evictions or lease violations within the last 2 years
No open bankruptcy
Proof of rent payments
All applicable utilities must be able to be placed in your name
Must be willing and able to maintain yard where applicable
Must be able to pay first month's rent, last month's rent, and security deposit (or qualify for deposit insurance)
PetScreening profile required (even if you don't have a pet)
Last 3 months bank statements
Valid government issued ID
Proof of funds
Proof of verifiable income
All persons over 18 have viewed the property
Renter's Insurance

What is Security Deposit Insurance?
Security Deposit Insurance allows you to replace a large upfront cash security deposit with a small non-refundable insurance fee. It provides the same protection for the property owner as a traditional deposit, but at a fraction of the cost to you.
Instead of tying up thousands in a security deposit, you'll pay a modest fee for an insurance policy that covers potential damages or unpaid fees. While this reduces your move-in costs, please note that you're still responsible for any damages or unpaid rent - the insurance doesn't protect you, it protects us.
Important: Acceptance and rates are determined by the insurance provider, and not everyone qualifies. Be sure to ask about your options during the application process!

What is the Payday Payment Plan?
Want your rent to match your paycheck schedule? Our Payday Payment Plan lets you break up your monthly rent into bite-sized weekly or bi-weekly payments that align with when you get paid. While this means smaller payments that are easier to budget for, keep in mind you'll end up paying more over the year than with our Standard Payment Plan.
The plan runs on auto-pilot with payments automatically drafted from your bank account or credit card. Check each rental's description for the specific payment amounts.

When is the property available?
If it's listed, it's available! We only post rentals that are ready for move-in right now.
Are utilities included?
Every rental is different! Check the specific property listing to see which utilities are included and which ones you'll need to put in your name.
Do you accept pets?
Every rental has different pet policies! Check the specific property listing to see if pets are welcome and what the requirements are. (And don't forget - all applicants need to complete a PetScreening profile, even if you don't have pets!)
How long is the lease?
Our standard lease is 1 year, and that's what the listed monthly rent is based on. Shorter terms (6-12 months) may be available at a higher monthly rate.

I scheduled a Showing through a different website, but I never heard back.
We can only schedule showings through our own Showing Request Form, which helps us pre-qualify interested renters. While our rentals appear on many websites, we don't always receive messages sent through those platforms. Be sure to fill out our official Showing Request Form to get the ball rolling!
